The building is expected to be the tallest, not only in Tanzania but in whole Africa, a 60-storey Complex Structure never happened before it will take Tanzania to the whole next level in terms of economy and country status. For now the tallest building in Africa is THE CARLTON CENTER in Johannesburg South Africa with 50 floors.

Dar es Salaam city is projected to have over 5 million inhabitants within the next decade,
So architectural problems must be solved as soon as possible. 

The aim of the project is to solve the lack of functional-public building in the city through creating legible and livable urban spaces by considering the relationship between the facility with its surrounding urban structure. 

 

The building will promote sense of ownership, by bringing people together in different ways with different interests and make them feel like they belong to the space.

Having Makutano National Trading Centre will bring the sense of community life in the city. The building will have; retail spaces, supermarkets, restaurants, conference hall, casino & offices. 

 

Being located in Dar es salaam CBD the building has an advantage of being developed vertically. With 60 storeys, the structure looks like it belongs to the site “Risen from the
ground/ Reborn from Nature" 

 

The building was designed to achieve a JUNK SPACE philosophy, a place which unite at the same time separates, (Bring people together with different wants and needs). 

 

The building has three main entrances. The entrances lead directly to the retail spaces and to the core of the building, to which escalators and elevators are located. 

 

The tower has two basic shapes which overlap each other in a sequence order. There is a round shaped and fan shaped floor. The designer used the advantage of these fan and round shaped floors to put balconies in each floor. 

 

The architectural punctuation was introduced to this building to kill the monotony; this was achieved by putting two breaks of three storeys to the tower for services, restaurants, and other public activities. 

 

The building uses passive cooling, which reduces the operational costs in terms of cooling. There are air channels in each floor which takes cool air to the circulation core of the building. 

The structure of the building performs like the structure of the flower. All floors are suspended from the central core of the building. The escaping stairs are located to the edges of spaces, which also help in stabilizing the tower, this lead to the no-use of columns to this building. “If a flower can collect water and store it in its stems then why not a building, through this, a building harvest rainwater from the rooftop to underground reservoir.” Zena Seng’enge. 

 

Outside the building there is a large public plaza. The plaza will make the building alive since it attracts people by being really public with street benches, green spaces and water bodies. “To make it more safe, I created a pedestrian friendly outdoor spaces by clearly distinguish between the vehicular paths from those of pedestrian.” Zena Seng’enge
The water bodies also help in the cooling of the air before enters the tower.
