This is how a designer can have an effective floor plan for houses.
Any designer wants to create a beauty house, but the beauty of house starts in the floor plan. If the house has the best façade in the world, but it has poor floor plan, then it is not beauty.
In order to come up with the good (and beauty if you want) design, attention must be paid during the development of its floor plan. Here are three basics for designer to come up with an effective floor plan;
Well defined basic areas.
In a house there are basic areas which are; lounge, kitchen, bedrooms and bathrooms & toilets. These spaces should be arranged well with adequate space. Bedrooms must be located for quiet and privacy with easy access to bathrooms & toilets. Kitchens should be located near the utility room, garage and back porch\verandah. Other formal areas such as dinning should be located near the kitchen and away from the front door for privacy. This is due to that; dining area can serve a number of activities such as study area and playing area.
Perfect traffic routes.
All traffic lanes must be adequate but not wasteful. Main entrance hall should channel traffic to all areas of the house. The kitchen should have an easy access to the back door, utility room and garage. All major traffic lanes must be routed to avoid going through any room to reach another. If possible avoid diagonal traffic lanes.
Well-arranged openings (doors & windows)
All openings should be located to preserve wall space. In positioning of windows, issue of light and privacy from outside must be taken into consideration. The opening size must be in proportional with the solid area. Doors which are located near the corner are more effective than those which are placed at the centre of the room.
