Green Complex building in Kinondoni "B"


Project: Mixed use building.
Client: Kinondoni Municipal Council.
Designer: Lupakisyo Tano.
Status: Proposal.



There is lack of complex building in Kinondoni area, and this will be the first building with mixed use within it. The building Is complex, from its design to its uses. The structure will have 17 storeys and 2 basements and it will comprise of; 
  • 2 basements which can take up to 100 cars
  • Bank activities
  • Supermarket
  • Social halls
  • Restaurants
  • Hotel 
 

At the ground level there are bank and supermarket activities, followed by social halls and restaurants and proceeded by two hotel towers. 


The building has two public entrances (at the front and back side), and two additional entrances at both sides (left and right) for deliveries in supermarket, restaurants, hotel and bank. 


The building has two towers which have hotel rooms, one with concave elevation and the other with convex elevation. The two towers carry the stepped like ship between them. “The steps reflect the constructional development which takes place in Kinondoni Municipal” said Lupakisyo. 

 

 

The centre structure which has the ship like form, has the green roof/balcony (roof to the lower level, and balcony to the same level) 


The building is oriented to capture the wind from east, which helps to ventilate the interiors of the centre structure through openings in balconies. From the centre structure there are channels/corridors which move the wind to the two towers and help to regulate temperature. The building has large areas of blue glass which bring maximum light to the interiors. This makes the building to have low operational costs in terms of energy. 


“The structure of the building is diagrid form, which helped me to put no column to the interiors” said Lupakisyo. The cores of two towers are placed to the edges of the towers. The diagrid form (which minimize the usage of columns to the interiors) and positioning of cores to the edges of the towers, helps to utilize the interior space effectively.
