The site is located within Njombe Town Council in a locality commonly known as Mji mwema 4km from Njombe urban centre along Makambako Songea road. The size of proposed site is 58890 square meter, its width is 195m and length is 302m.

 THE DESIGN

 Site Layout

The site is arranged in such a way that it allows clear 30m from the centre of the existing road. It is divided into two main zones.Zone1 (the commuters’ zone) is on the western side while Zone 2 (Bus park zone) is on the eastern side of the SW – NE central axis. Zone1 is comprised of Main building, Ablution Block, Police post, Hotel building and some shops. Zone2 contains the Filling station, Fire station, Guard Hut and some shops.

Main Building

The form of the main building is designed focusing on hastening and softening movements of commuters and other people entering the Bus stand or moving around it while taking care of security of their lives and properties. The building is comprised of Administration offices, Booking offices, Waiting rooms, Luggage storage rooms, lost and found rooms, orientation facilitation spaces like the place for maps and announcements, Supermarket, ATMs, Toilets, Bar, Restaurants, Take-away spaces among others.

Ablution

The form and Organisation of spaces in this building has taken care of cultures of the users by reinforcing much the concept of privacy of the users who includes those who will be coming or going out the building after service. The building is comprised of some toilets for people with disabilities, bathrooms, shops, storage rooms and Shoe shine rooms.

 Hotel

The location (most of the rooms facing the green valley on the North-Eastern side of the site) of this building has taken care of total comfort (visual, acoustic, thermal etc) of the users. The building has fire escape stairs to ensure easy escape in times of fire outbreak. The building is comprised of Reception lounge, bedrooms, Restaurants, some shops, spaces for water storage tanks to cater for water shortage.

Since the site is bound by roads in all of its four sides, the consultant has decided to centrally locate the main entrance to the site on the North- Eastern road, which is moving from Ludewa bus stand to Ludewa District Commissioner’s Offices due to the fact that the road anticipated to have less traffic as compared to the South-Eastern road which is a regional road. On the other hand, the road has fewer obstacles as compare to the South-Eastern road where the existing multipurpose hall is located and the North-Western road where the teacher’s Information centre is located.

 Parking

The design has provided a very conducive parking to accommodate not less than 120 cars at once. The parking lanes are aligned cater for vehicular fluency of mobility of vehicles. Between the parking lanes are islands and commuters’ shed to enable the commuters alighting from the cars to hold on for some time. The provision of some shed and greenery is enhanced by some trees and grasses in some parts of the Islands.

 Fire Station

This facility is provided for insurance for fire safety. It accommodates Three (3) Fire Cars at ones.

 Landscaping

Existing Indigenous trees, which are located in open spaces, will be preserved or trimmed as found necessary. New shade trees will be planted along access road waiting bays and walkways. The rest of the area will allow shrubs, flowerbeds and grass lawns accordingly. Pavement blocks and Pre fabricated concrete slabs aprons are provided along all external walls and walkways. Some decorative trees are planned around the plot boundaries to enhance demarcation of the land. A boundary wall (fence) is designed to provide security without creating a ‘prison’ like life by introduction of secured / grilled openings at regular intervals.

Sustainability of the gardens will depend on availability of water supply added with necessary supplements such as chemical nutrients for diversified species.

To supplement irrigation water at times of scarcity, half of the rainwater collected from roof at the highest point, will be connected directly to the French drains while half from the least point of the building from site will be stored in a separate underground water tank of 270,000 litres capacity for uses necessary for projects lifecycle.
